Please review the procedures and requirements below prior to scheduling a showing.

Availability

Most of our leases start in May, June or August. Our furnished units turn over more frequently. We cannot hold or reserve apartments. A full deposit is required to secure a unit. * This is different from most landlords so please take note.

Lease Renewal

Approximately 5 months prior to the end of the lease term we will be giving tenants an opportunity to renew the lease. If they are not renewed we will begin marketing and showing the apartment. * This is different from most landlords so please take note.

Security Deposit

The security deposit equals one and one half times (150%) the monthly rent. A full deposit is required at the time of lease signing. The security deposit is returned within 30 days of the end of the tenancy. The recipient of the deposit must be named on the lease.

Pets

Neutered and spayed indoor and outdoor cats are permitted except at 791/the School where outdoor cats are NOT permitted. Dogs are generally not permitted. There is a one time $90 fee per pet and a $20 reoccurring monthly pet fee per pet. There are no fees associated with service pets. All other animals, fish, etc. need prior management approval. Approval is also required for fish tanks, aquariums and cages.

Electricity

The apartments where the tenants pay for their own electric they must call Versant Power at 207-973-2000 to establish an account. Tenant may be charged if there is a lapse in coverage between tenants. Tenant is required to maintain electricity to the apartment for the entire term of the lease.

Internet

Tenants can choose any internet provider they want. All our units have had Spectrum in the past and should be pre-wired for service. GoNet Speed is a new high speed provider in the area. T-Mobil is another option.  There are several other providers as well.

Early Notice

We do not permit ending the tenancy prior to the agreed upon end date. * This is different from most landlords so please take note. You are contractually obligated until the end of the lease term. We do understand that issues come up such as unenrolling from school, divorces, etc. If an issue arises please contact us early and we can almost always work out a mutually beneficial resolution.

Parking

We guarantee off-street parking for one vehicle per bedroom for each of our apartments.

Air Conditioners

90 Bosworth Street, 2 Garland Street and 791/the School have a $150 per month air conditioner fee while the unit is in service.  There is no installation fee or requirement at 90 Bosworth or 2 Garland. Air conditioners at 791/the School must be installed by King Properties staff.  There is a $300 fee for installation at 791/the School.  All other locations have no fees or installation requirements.
